LAND LOCATION: From the intersection of Hwys 36 and 83 in Oberlin, go 1 mile East, then ½ mile North on CO RD 491 to the SE corner of the property. SIGNS WILL BE POSTED!
MANNER OF SALE: This real estate will be offered in 2 individual tracts. THERE WILL BE NO COMBINATION OF THE TRACTS. Auction procedure and increments of bidding are at the discretion of the auction company.
TERMS: 10% down day of sale, with the balance to be paid on or before June 4, 2026, or upon such terms as may be acceptable to the Seller. Personal and corporate checks are acceptable for the down payment with the final payment to be made in certified funds. All funds will be held by an identified title/escrow company. Bidding is not contingent upon financing. Financing, if necessary, needs to be arranged and approved prior to the auction. Announcements made day of sale take precedence over printed material and previously made oral statements.
CROPS: Buyers will receive 100% of the 2026 wheat crop and will reimburse Seller for any top dressing applied this spring. Buyer’s will reimburse the Seller for any spraying expenses on the open acres.
MINERAL RIGHTS: All of the Seller’s interest will transfer to the Buyers at closing.
POSSESSION: Date of closing, with the Buyers having the right to enter prior to closing for general farming purposes.
CLOSING: Closing will be on or before June 4, 2026.
REAL ESTATE TAXES: Taxes for 2026 will be prorated to the date of closing. (2025 taxes = $3,366.68*) *Taxes are combined on Tracts 1 and 2 and will be split after sale if sold to different Buyers.
FSA PAYMENTS: *Cropland, base acres & yields are combined on Tracts 1 and 2 and will be separated by FSA after the auction if sold to different Buyers.
Any future FSA payments will follow the crops and will be paid pursuant to FSA regulations.
The Dan Eiler Estate will sell farm machinery and real estate at ABSOLUTE PUBLIC AUCTION on Tuesday, April 28th and Wednesday, April 29th, at 10:30AM, CDT. Machinery will sell at the farmsite and the real estate will sell at the Gateway Civic Center in Oberlin,Kansas.
