MANNER OF SALE: This real estate will be offered in 3 individual tracts. THERE WILL BE NO COMBINATIONOF ANY TRACTS. Auction procedure and increments of bidding are at auction company’s discretion.

TERMS: 10% down day of sale, with the balance to be paid on or before April 16, 2026, or upon such terms as may be acceptable to the Sellers. Personal and corporate checks are acceptable for the down payment with the final payment to be made in certified funds. All funds will be held by an identified title/escrow company.  Bidding is not contingent upon financing.  Financing, if necessary, needs to be arranged and approved prior to the auction.  Announcements made day of sale take precedence over printed material and previously made oral statements.

CROPS: TRACTS 1 & 2: Buyers will pay $75/acre on planted acres and will receive 100% of the2026 wheat and triticale crops. TRACT 3: There are no growing crops.

FSA INFORMATION: Any future FSA payments will follow the crops and will be paid pursuant to FSA regulations. See chart below for base acres and yields.

CRP PAYMENTS: The 2026 CRP payments which will accrue from October 1, 2025, through September 30, 2026, will be prorated to the date of closing.  See chart below for payment information and contract expiration dates.

MINERAL RIGHTS: Mineral rights are subject to prior reservations of record and Sellers will convey surface rights only to the Buyers at closing.

WIND LEASE: There is a wind lease on Tracts 1 & 2 and 25% of the revenue from the current lease will transfer to Buyers at closing.

CLOSING: Closing will be on or before April 16, 2026.

POSSESSION: Date of closing.

REAL ESTATE TAXES: Sellers will pay the taxes for 2025 and prior years. Taxes for 2026 will be prorated to date of closing. See chart below for 2025 taxes.

IRRIGATIONINFORMATION

TRACT 1:  There are 2 irrigation wells permitted under Final Permit Nos. 3560-FP &4236-FP & comingled w/annual appropriation of 1,795 AF on 628 acres. The wells are limited to the original AF & GPM on the original permits.  Sale includes an 18-tower Zimmatic sprinkler, a PSI NG motor, and generator.

TRACT 2:  There are 2 irrigation wells permitted as follows:

Water right #3589F, authorized for 560AF @ 600GPM

Water right #15346R authorized for 560AF @ 1200GPM

Sale includes a 7-tower Zimmatic sprinkler, a PSI NG motor, and generator on the SW/4 of Section 2-30-45. There is no pivot on the SE/4 of Section 3-30-45.

    This farm offers irrigation, dryland and CRP acres and will be sold in 3 INDIVIDUAL TRACTS. Possession of all tracts will be at closing; on TRACTS 1 & 2 Buyer will pay $75 an acre and receive 100% of the wheat and triticale crops. Fertilizer was applied at planting.
