MANNER OFSALE: This real estate will be offered in 8 individual tracts. THERE WILL BE NO COMBINATION OF ANY TRACTS.
Auction procedure and increments of bidding are at the discretion of the auction company.
TERMS: 10% down day of sale, with the balance to be paid on or before April 30, 2026, or upon such terms as may be acceptable tothe Seller. Personal and corporate checks are acceptable for the down payment with the final payment to be made in certified funds. All funds will be held by an identified title/escrow company.
Bidding is not contingent upon financing. Financing, if necessary, needs to be arranged and approved prior to the auction.

CROPS: There are no growing crops except on TRACT 2 and Buyer will receive the landlord’s 1/3rdshare of the 2026 wheat crop.
FSAINFORMATION: Any future FSA payments will follow the crops and will be paid pursuant to FSA regulations. See chart for FSA base acres and yields.
MINERAL RIGHTS: All of the Seller’s interest will transfer to the Buyers at closing.
CLOSING: On or before April 30,2026.
POSSESSION: Date of closing on the open acres and after harvest or August 1, 2026,whichever date occurs first, on the acres planted to wheat.
REAL ESTATE TAXES: 2026 taxes will be prorated to the date of closing. See chart for 2025 real estate taxes.

This is nearly all premium croplandwith very little grass or waste acres. The land has been exceptionally wellmaintained for more than 30 years. All mineral rights will betransferred to the Buyer.
All tracts, except Tract 2, are open cropland and ready for the 2026 spring cropyear. Tract 2 will be harvested by the current tenant, with the Buyer receivinga 1/3 share of the wheat delivered to the nearest elevator for the Buyer.
