MANNER OF SALE: This real estate will be offered in 1 INDIVIDUAL TRACT ONLY.  Auction procedure and increments of bidding are at the discretion of the auction company.

TERMS: 10% down day of sale, with the balance to be paid on or before May 21, 2026, or upon such terms as may be acceptable to the Sellers.  Personal and corporate checks are acceptable for the down payment with the final payment to be made in certified funds. All funds will be held by an identified title/escrow company.  Bidding is not contingent upon financing.  Financing, if necessary, needs to be arranged and approved prior to the auction. Announcements made day of sale take precedence over printed material and previously made oral statements.

CROPS: Buyer will receive 100% of the 2026 wheat crop at no expense to the Buyer.

   Buyer will reimburse the Seller and tenant for any spraying expenses on the fallow acres and the input costs for the cover crop.

CROP INSURANCE: The 2026 wheat crop is insured and 100% of the crop insurance will be transferred to the Buyer at closing and Buyer will pay 100% of premium.

CLOSING:  Closing will be on or before May 21, 2026.

REAL ESTATE TAXES: Taxes for 2026 will be paid by the Buyer.(2025 taxes = $ 3,858.46)

IRRIGATION INFORMATION:

There is1 irrigation well on the property. Water Right File #14850 – Authorized for 260AF @ 550 GPM

Sale includes: A 2024 8-tower Valley sprinkler,  a 2022 7-tower Valley sprinkler, 1 well, electric motor, pump, panel boxes, underground pipe and wire. In 2024 the irrigation well was completely rebuilt.

The domestic well located in the NW corner is not included in the sale. Seller will provide a survey if needed.

           In addition to the irrigation water there is an effluent easement on the property.
